Responsibilities:

  • Responsible in the daily Property Management Operations.

  • Responsible for all aspect of Physical Security, planning and organizing the security and MC department and accountable for protecting the sites, residents and Company properties under your charge.

  • Coordinate complaints and liaise with relevant contractors, tenant/owner service management, security management, property management, common area management, maintenance management and landscape management.

  • Prepare monthly site report and manage the budget for site.

  • Responsible to ensure client satisfaction by meeting deadlines and reducing cost of operation, scheduling and planning.

  • Ensure all administrative paperwork is accurate, complete, and submitted on a timely basis.

  • To manage all GRR units and leasing matter/tenancy agreement, etc.

  • Handling move-in/move-out of tenant and unit inspection for damanges.

  • Maintain property by enforcing rules of occupancy.

  • Coordinate with Sales & Marketing for agent viewing appointment. To provide and manage access card and keys to agent.

  • To monitor renovation progress for fully furnished unit.

  • Project planning and management of internal office builds, refurbishments, tenant move schedules and both internal and external redecorations

  • Overall in charge for reviewing and handling defects during the project transition / handover stage

  • Attend to feedback by tenants, clients and recommend and implement remedial measures in a timely manner.

  • Ensure all preventive maintenance regimes for all M&E equipment, Specialist systems are implemented and are in compliance to the relevant legislations and safe work procedures.

Requirements:

  • Required Language: Mandarin and English.

  • Experienced in dealing with foreign owner.

  • Minimum 10 years of experience in building maintenance and management.

  • Uunderstand as-built drawings/method of statement/contract document.

  • Construction knowledge and work experience is preferrable

  • Diploma / Degree in Building Service, Building Management or relevant.

  • Good in planning work flow and strong communication skills.

  • Ability to work under time pressure
